Design for 9 town homes in the heart of Wailuku, MAUI. The units are 2,500 square feet planned on 3 stories plus a roof terrace.
The ground level features a two car garage and separately accessible office space that could be also transformed in an additional bedroom with its own full bathroom.
At the second level, the open space floor plan features on the west side a large living room with balcony and louvered shaded outdoor area, while on the east side the dining area is equipped with a bar and powder room; in the middle, the kitchen with large island is located right in front of a sculptural staircase made entirely in glass.
The third floor features on the west side a master bedroom with large walk in closet and on the east side two more bedrooms with separate full bath, which could be easily transformed into a second master bedroom.
The glass staircase, capped by a large skylight leads to the roof terrace from where is possible to admire views of both ocean and mountains.
Half of the roof terrace is shaded by the photovoltaic system which visually wraps around the building to unfold into canopies over the balconies making an iconic statement to the sustainable approach.
The building is constructed entirely with the use of latest technologies in pre fabricated light gauge steel construction, paired with a an exterior skin made of metal insulated panels which are pre finished in different colors and textures. The system prevents thermal bridging along the entire exterior walls insulated panels making it very high performance. The exterior insulated panels are then cladded in some locations by a rain screen system supporting HPL panels and Composite wood siding made of salt and rice. All the exterior finishes require virtually no maintenance. The building will pursue a LEED certification.
